Information about title deed fees in Turkey:

The title deed fees ( Tapu ) in Turkey is an amount paid after the sale or purchase of real estate and it is necessary to transfer the ownership.

  • Tapu fees are calculated as 0.015 % of the sold property price.
  • The property owner is given a time limit (end of the year) to pay the title deed fees.
  • In case of submitting a false information, individuals will be subject to a huge financial penalty.
  • The seller and buyer of the property pay Tapu fees independently, where each party pays 0.015% of the property price.

 

How to calculate title deed fees in Turkey:

The of title deed fees is 0.015% of the price of the sold property.

Regardless of the different types of Tabu in Turkey, for instance, in case of selling or buying an apartment at a price of 100,000 TL, an amount equivalent to 0.015% of this value will be 1,500 TL. Therefore the total cost of the title deed will be 3000 TL, to be paid by the seller and the buyer equally.

However, there are additional expenses for the title deed that are paid by the buyer only (labor fees and others). The labor allowance for this year has been set at 128 TL, in addition to services allowance 17.50 TL, and so the total cost for the additional expenses will be 145.50 TL.

 

To whom the fees are paid?

The title deed fees are paid after handing over the ownership transfer documents. All expenses are paid within the department in which the title deed transactions are conducted, and they can also be collected by the relevant institutions ( banks ) if the Ministry of Finance permit to do so.

The directorates of the title deed will apply electronic collection via the Internet, thus the individuals will be able to pay these expenses through many banks, ATM machines, electronic payment, and other different places and countries.

 

The real value of the property: declare the real price:

The title deed expenses are calculated according to the transfer price of the property, where it is not less than the value of the real estate tax. The actual value paid by buyer to the seller must be recorded in the title deed statement.

Sometimes, individuals chose to record a low price in order to reduce the real estate expenses. This considered a legal violation where both sides the seller and the buyer will be penalized for.

In case of recording an unreal price in the title deed statement, there is an opportunity to amend this price before applying any penalties through submitting a request called “Request to amend the sale price.” In this case, the shortfall in title deed expenses should be paid, and no penalty amount is deducted.
